Surveys of existing structures are carried out to establish their condition and to identify evidence of current and past structural movement and material deterioration that could influence both present and long term stability.
Types of Report
Specific Defect
Advises on a single specific structural defect. Contains observations, details of the cause of any defect and recommendations for repairs or further exploratory works.
Engineer's Inspection
Advises on the structural condition and stability of a single property. Visual observations are made internally and externally to identify evidence of cracking, differential movements and the condition of structural elements such as floors, roof and structural openings.
Full Report
To advise on the following relating to a single domestic property:

Structural stability and condition.

The condition of the fabric of the building and the materials of construction including damp and timber infestation.

An assessment of the current condition of the services
Engineer's Inspection Reports and Full Reports are in bound A4 format and contain detailed observations, the cause of any defects and recommendations for repairs, improvements or further exploratory works. Whilst Specific Defect Reports are prepared in letter format and contain less detailed observations.
Buying a new property?
Inspections are carried out on domestic, commercial, industrial and historic buildings, regularly as part of proposed purchase or their redevelopment. The findings of these inspections are used by the purchaser to confirm or negotiate the sale and to establish the scope of the repairs, renovations and structural remedial works that may need to be undertaken.
Initial assessments tend to be visual, particularly when associated with building purchase, but depending on the condition of the building, this could lead on to more detailed works to expose parts of the structure and/or ground investigations to identify the cause of differential building movements or subsidence.
